The renovation of a semi-detached pair of houses into elegant luxury homes with Carlson's distinctive timber windows and doors.

 

 

 

Total Refurbishment

These two large Crampton built houses on Shrewsbury Road in Ballsbridge required total refurbishment and restoration. Both houses had been uninhabited for years.

When purchased in 2010, Whelan & O’ Keeffe were contracted to restore the properties.

The buildings received extensive repair and restoration. Replacement corbel bricks were hand made in England to match the originals. The roofs were stripped, battened felted and re slated to ensure a trouble free structure going forward.

 

 

 

Transformation

The challenge for Architects Brazil & Associates was to bring these homes back to their former glory.

The project involved the complete refurbishment of the two large 2 storey and part 3 storey houses, which had fallen into disrepair.

One house sits on c. 0.36 acres and extends to approximately 3,500sqft.  The other semi-detached sits on a substantially larger site and extends to approximately 3,855 sq. ft.

 

Modern Standards

Brazil Associates transformed the two houses into elegant luxury homes with a floor area of approximately 4000 sq. ft.

Ground floor rear extensions were added to bring the house in line with modern requirements.

Carlson Timber windows and doors were installed throughout.  The distinctive and delicate looking glazing bars in the windows give the houses back their original elegance.

 

Re-designed Layouts

Internally the buildings were completely stripped out, the layouts remodelled and the highest possible finish restored.

The layout of each of the houses were re-designed linking the existing light filled large reception rooms with new kitchens, dining spaces and family rooms.  The upper levels accommodate 5 bedrooms and numerous en suites.

Through the addition of two rear extensions combined with alterations to the existing roofs, new double glazed timber windows and doors, both properties were transformed into exquisite homes once again.
